Case Studies

RPAI: Carillon, Prince George’s County, MD

  • Carillon (formerly known as Boulevard at the Capital Centre) is a mixed-use redevelopment of the existing center and adjacent construction to the University of Maryland Capital Region Medical Center in Prince George’s County (PGC).
  • Created a coalition of community and neighborhood associations to work with the developer and Prince George’s County, state, and local government officials to have real input into the pre-development phase of the project during community roundtable discussions.
  • Worked with the Prince George’s County agency, Employ Prince George’s, to create a pipeline of local and minority-owned businesses to partner on the project.

RPAI: Reisterstown Road Plaza, Baltimore City, MD

  • Created a plan for the developer to work with community associations, the Baltimore City Mayor’s Office, the City Council, and the Baltimore City Police Department (BCPD) to install security cameras and work with tenants to reduce infractions in a significant “high crime area”.

Mid-Atlantic Neighborhood Development Corporation (MANDC): Various Locations Baltimore City, MD

  • Paca House: Created a partnership between a nonprofit and for-profit real estate developer and secured government and corporate financing for Workforce Development Housing in West Baltimore.
  • Community Resource Re-entry Center: Worked with the Baltimore City Mayor’s Office, the Department of Health and Human Services, members of the City Council, and local neighborhood associations, nonprofits, and corporations to secure financing and approve a project to expand a Residential Re-entry Center in East Baltimore.
  • VOAC Bridge Housing: Created a program with the Baltimore City Mayor’s Office, the Department of Health and Human Services, and members of the City Council to create a Bridge-Housing development for those suffering from chronic homelessness.

Ryan Homes: Eager Park, Baltimore City, MD

  • Developed a strategic partnership between the developer, the East Baltimore Development, Inc. (EBDI), and elected officials to approve tax credits with Baltimore City Government to create workforce development housing for employees at Johns Hopkins Hospital.

Sole Systems: Project Phoenix, Capitol Heights, MD

  • Worked with the Prince George’s County Department of Permitting, Inspections, and Enforcement (DPIE), the County Council, and local community associations to expedite permitting and stormwater management fees to develop the first-of-its-kind, 15-acre, 3-megawatt (MW) renewable energy solar development in Prince George’s County.

  • Established various strategic partnerships and work groups with County government, nonprofits, and local businesses to develop multiple mixed-use commercial developments.
